Valrico’s two ZIP codes are among the higher radon test rates in Hillsborough County in the Florida Department of Health database. In 33594, 34% of 2,803 tested buildings were at or above 4 pCi/L. In 33596, 43.4% of 371 tested buildings were. Both figures are from the Certified Residential Database dated February 21, 2019. Your house is the only number that counts.

What Valrico’s radon numbers show
The rows below are the Valrico ZIPs first, then neighboring ZIPs from the same Department release. “Percent” means tested buildings at or above 4 pCi/L, not homes in the ZIP.

|---|---|---|---|---|
| 33594 | Valrico | 2,803 | 34% | Valrico ZIP |

33594 vs 33596
33596 is higher by percentage. 33594 rests on 2,803 tested buildings, the largest sample in our Tampa Bay table, so 34% is the steadier figure. Both are above the Department’s “about 1 in 5” tests statewide. That is tests, not “34% of Valrico homes.”
Neighbors aren’t the same
FishHawk 33547 is 15.3%. Seffner 33584 is 45%. Brandon is 41.1% in 33510 and 13.4% in 33511. A neighbor’s ZIP is not your result.
The Department says this database is not a scientific or statistical survey. We retrieved the rows on October 22, 2026. The release date is February 21, 2019.
Why east Hillsborough tests higher
Eastern Hillsborough sits toward the Polk phosphate district, often called Bone Valley. The U.S. Geological Survey assessment for Florida, Open-File Report 93-292-D, is a source the EPA map uses (the report). Our geology guide explains the phosphate path. Hillsborough is EPA Zone 2 on the Florida map, not Zone 1. No Florida county is Zone 1. That zone does not measure 33594, and it is not a cause pinned on one subdivision. The county article is radon in Hillsborough.
What Valrico homes are built like
Most of Valrico is slab-on-grade subdivision housing, newer and older mixed. That is a street description, not a count by year. Plumbing penetrations and a later addition are where soil gas can move. A crawl space is less typical and changes the system if part of the floor is raised.
Why a new slab can still test high
A tighter house does not tell you the level under the slab. New construction in Florida explains why a new build can still test high.
Testing a Valrico home
Buying or selling
Book the test when the inspection period opens. The Department’s home buyer and seller guide says a short-term test runs at least 48 hours, with closed-house conditions for at least 12 hours before and during the test. Use a continuous monitor, or two passive devices together, averaged. The guide’s next step if that average is at or above 4 pCi/L is to fix the home. See how testing is booked, what a test costs, and the contingency guide.
Living there
A listed kit or a certified test both work if you already own the house. Under 4 pCi/L, retest every two years. See how to test.
A typical mitigation visit
The usual system on these slabs is active sub-slab depressurization: a suction point, a fan, and exhaust, then a post-mitigation test. What mitigation is and how sub-slab depressurization works cover the hardware. No company is named here.
The Department’s September 2026 list of certified mitigation businesses says a Florida certified mitigation business must provide six things, and that a certified mitigation specialist must supervise the installation:
- Mitigation system labels.
- A visual or audible device that automatically indicates system failure.
- For active soil depressurization, soil-gas exhaust vents above the eave of the roof.
- Written instructions on operation and maintenance.
- Post-mitigation testing by a Florida-certified radon measurement business.
- If the system is engineered, sign-off on the design by an engineer or mechanical contractor, as appropriate.
The Department says to review that list with the contractor before you sign.
Cost range
Same band as the Brandon page: about $1,200 to $2,500 for an ordinary system. A larger plan or a hard route can sit higher. The Department says a standard system costs about $1,200 to $2,000 installed, and other systems may cost over $3,000. ProMatcher’s Florida fan-based average is $1,224.73 (range $970.09 to $1,479.36). Those figures overlap the Brandon band. None of this is a bid. See the 2026 price guide and the testing cost page.
Check the certification
Anyone paid to test or mitigate in Florida must hold Department of Health certification. Ask for the number and check it at 800-543-8279. A printed list can include an expired certification, so call. We do not endorse a company, including any with a Valrico address.
The quote
Send the address or ZIP, any result (number, device, dates), and the foundation if you know it. We share that with up to a few local professionals. You do not have to hire anyone.
